Administrative Services: 
- Periodic inspections of exterior and common areas.
- 24-hour, seven-day , emergency call system.
- Supervision of all independent contractors, handymen, and personnel.
- Provide bidding services and assist in the evaluation and reviewing of contracts.
- Provide guidance regarding Architectural Modifications.
- Assist legal council in preparation ullamcorper suscipit lobortis.
- Maintaining the Board of Directors informed of changing legal rulings.
- Enforce Association’s rules and regulations.
- Handle building and fire enforcement violations and coordinate preventive maintenance.
- Assist the Board of Directors with the insurance required by the Association and their annual insurance bidding process.
- A roving manager visiting the community.
- Processing applications and obtaining backgrounds checks on all new residents.
Accounting Services:
- Maintaining and providing accurate records for the Board of Directors.
- Managing the disbursement and receipts of funds for the association, all bookkeeping related matters and providing the Board of Directors with monthly detailed financial statements.
- Collecting Assessment and emphasizing collection in conjunction with the Association council.
- Preparing yearly budget.
- Coordinating with the Association’s accountant all financial matters related to the year-end review, compilation, or audit as well as income tax.
- Prepare all accounts payable checks.
- Coordinate, bill, collect, and monitor accounts properly including special assessments that the Association may have throughout the year.
- Mail monthly friendly and demand letters to delinquent owners.
- Work with the association’sattorney in the collection of all delinquent accounts.
