THE CAPIN GROUP Provide to Association for its residential units and all of its common areas the services listed below, but not limited to the following:

  • - Maintaining all records accurately and providing it with all necessary formsof communication.
  • - Managing the disbursement and receipts of funds for the association, all bookkeeping related matters and providing the Board of Directors with monthly detailed financial statements.
  • - Collecting Assessment and emphasizing collection in conjunction with the lawyer of the association.
  • - Preparing yearly budget.
  • - Enforcing rules and regulations.
  • - Maintaining the Board of Directors informed of changing legal rulings.
  • - Organizing all necessary membership meetings, as well as one board of directors meeting per month.
  • - Providing 24-hour, seven-day emergency call system.
  • - Providing information on types of insurance required by the Association.
  • - Property inspection on a regular basis.
  • - Assist the Board to evaluate and to review contracts and bids.
  • - Coordinating with the accountant of the Association all financial matters related to the year-end review, compilation, or audit as well as income tax.
  • - Coordinating with the lawyer of the association all legal matters.
  • - Furnish the Board with reports of maintenance.
  • - Coordinate and supervise the Association’s employees and contractors.
  • - A roving manager visiting the community.
