April 22, 2013 To Whom It may Concern: The Homeowners Association engaged Barbara Capin and The Capin Group to provide Property Management Services for our 52 unit community on June 1, 2012. Our expectations have been met and exceeded. Barbara and her entire office have accurately advised, gently guided and frequently protected the Board and community in addressing and resolving sensitive issues. They have ensured our protocols and actions are legal and compliant as well as documents and reports filed in a timely manner. With the efforts of Barbara and The Capin Group the success rate in collecting HOA dues is exceptional, as of today we have only one unit unpaid or not on a payment plan. When The Capin Group was engaged the HOA had 7 units in arrears more than 3 years. Her relationships and knowledge within and of the town of Miami Lakes are excellent; she receives prompt replies and action on the requests made on our behalf. It had been a process learning how and when to effectively use a Property Manager, Barbara is neither pushy nor a pushover. She deals with our homeowners and tenants courteously and diplomatically while keeping her eye firmly on the objective.
